How it works
From raw land to power-ready — with clear milestones.
Site Readiness Levels tell you where a parcel stands. Offramps define what happens at each step, what you receive, and when fees are earned.
The data center industry lacks a common language for land readiness. Brokers say 'powered.' Utilities send informal snapshots. Buyers discover gaps in diligence. Anywhere DC fixes this with a transparent framework both sides can underwrite.
OFFRAMPS
Defined milestones at every step.
Stage 1
Intake & screening
What happens: We collect parcel data, run desktop diligence, and confirm the site warrants utility outreach.
You receive: Screening summary, preliminary SRL assignment, and recommendation to advance or deprioritize.
No fee at intake. Screening is part of qualification.Stage 2
Utility discovery
What happens: We submit load requests and obtain informal utility snapshots describing serving infrastructure and timeline.
You receive: Utility correspondence package, capacity band, energization window, and updated SRL (typically 2).
Fee earned when written utility response is delivered and accepted.Stage 3
Feasibility & scope
What happens: We advance utility studies, document infrastructure requirements, and flag schedule risks including long-lead equipment.
You receive: Scope summary, cost range, schedule assumptions, risk register, and SRL 3 confirmation.
Fee earned when feasibility findings are delivered per agreed scope.Stage 4
Binding commitment
What happens: We support binding design, formal planning, tariff execution, and capacity reservation per utility process.
You receive: Executed or in-progress utility agreements, collateral terms, construction scope, and SRL 4 confirmation.
Fee earned at defined commitment milestone — reservation executed or binding design accepted.Stage 5
Delivery & transaction
What happens: Site advances to construction or energization; we support buyer introduction, option structuring, or joint development.
You receive: Deliverable site package, confirmed energization path, transaction support, and SRL 5 designation.
Success fee on transaction or additional milestone per engagement letter.Site Readiness Levels
SRL 1
Screened
Parcel identified and screened for location, acreage, zoning, and proximity to transmission or substation infrastructure.
Exit: Desktop diligence complete; utility outreach initiated or queued; no fatal entitlement or access blockers identified.
SRL 2
Utility path identified
Informal utility snapshot received describing a likely serving substation, load range, and preliminary timeline.
Exit: Written utility response on file; capacity band estimated; energization window bracketed; reservation status documented.
SRL 3
Scoped
Feasibility or discovery study underway or complete; utility scope, cost range, and schedule assumptions documented.
Exit: Feasibility findings received; major infrastructure items identified; long-lead equipment flagged; remaining risks listed.
SRL 4
Committed
Binding design, formal planning, or capacity reservation in progress or executed per utility requirements.
Exit: Utility agreement or reservation on file; collateral and tariff terms documented; construction scope defined.
SRL 5
Deliverable
Power path construction underway or complete; site ready for data center development on the documented timeline.
Exit: Energization date confirmed or achieved; deliverable MW documented; site available for transaction or tenant fit-out.
