AT A GLANCE

Five steps. Exits at every one.

0

Assess & Control

SRL 0 → 1[weeks]. Timelines depend on the utility, jurisdiction, and site.

Capacity indicators and preliminary site screen.

What happens

  • Review capacity indicators and site control status.
  • Preliminary density, cooling, and fiber screen.
  • Match requirement to pipeline sites at appropriate SRL.

You do

  • Share requirement spec: MW, density, redundancy, markets.

We do

  • Screen sites against your requirement.
  • Document SRL status and energization windows.
  • Recommend sites for NDA review.

Gate to advance

Site matches requirement; NDA executed for detailed review.

Risks we manage

  • Evaluating sites without confirmed power position
  • Latency or fiber constraints
  • Cooling density mismatch

1

Reserve Power

SRL 1 → 2[months]. Timelines depend on the utility, jurisdiction, and site.Success fee: Capacity Reserved

Reservation terms and contracted ramp.

What happens

  • Reservation terms documented: MW, ramp schedule, collateral.
  • Tariff terms disclosed per site.
  • What 'reserved' does and doesn't mean — contractual scope defined.

You do

  • Review reservation terms and ramp schedule.
  • Approve LOI or commitment structure.

We do

  • Deliver utility reservation documentation.
  • Structure ramp tranches to deployment schedule.
  • Disclose tariff terms and minimum-demand exposure.

Gate to advance

Reservation confirmed; ramp schedule agreed.

Risks we manage

  • Ramp misalignment with deployment
  • Collateral and minimum-demand exposure
  • Reservation scope vs. actual energization path

2

Deliver Power

SRL 2 → 5[months]. Timelines depend on the utility, jurisdiction, and site.Success fee: Power Delivered

Service design, equipment sequencing, and energization.

What happens

  • Service voltage and configuration documented.
  • Feed/redundancy path confirmed.
  • Transformer and switchgear sequencing tracked.
  • Liquid-cooling provisions where required.
  • SRL 3–4 exit criteria defined; energization window stated per site.

You do

  • Confirm technical requirements and energization date.
  • Approve pre-lease or forward commitment.

We do

  • Coordinate parallel entitlement and utility construction.
  • Track equipment lead times.
  • Deliver energization window and SRL confirmation.

Gate to advance

Energization window confirmed; SRL 5 criteria on track.

Risks we manage

  • Equipment lead-time risk
  • Feed redundancy gaps
  • Liquid-cooling infrastructure timing

Place the User (Lease or Sale)

SRL 5 → 5[months]. Timelines depend on the utility, jurisdiction, and site.Success fee: End User Placed

Lease structure selection and placement.

What happens

  • Structure comparison: NNN powered shell, turnkey wholesale, ground lease + self-build.
  • Power floors, ramp tranches, and escalator terms negotiated.
  • Pricing basis: $/kW/month (reserved) or $/SF as applicable.

You do

  • Select structure and approve lease terms.
  • Confirm MW, term, and ramp schedule.

We do

  • Structure and negotiate lease documentation.
  • Align power floors and ramp to deployment.
  • Support closing and handover.

Gate to advance

Lease or purchase agreement executed.

Risks we manage

  • Power floor exposure below contracted ramp
  • Escalator and pass-through terms
  • Fit-out timing vs. shell delivery

Frequently asked questions

What does reserved mean contractually?
Reserved means the utility has confirmed capacity set aside for the site subject to its tariff, collateral, and construction requirements. It is not energization — that comes at Step 2.
Can MW be phased?
Yes. Reservation and lease structures typically include ramp tranches aligned to your deployment schedule and contracted demand.
Who bears tariff minimums?
Tariff minimum-demand and collateral terms are disclosed per site. Structure varies by utility and deal type — we document them in the site brief.
Can we see single-lines before NDA?
No. Single-lines and utility correspondence are available after mutual NDA execution.
Do you support modular deployments?
Yes. We evaluate modular and edge formats where site density, cooling, and power configuration support them.
How do fees work for occupiers?
